Residential Conveyancing Costs


Before we can give you an accurate estimate of our conveyancing costs we need to take from you as much information as possible as there are a number of factors that need to be taken into account. Some of those factors are listed below although the list is not exhaustive.


Sale

1. Is your property freehold or leasehold and, if leasehold, it is a flat? We ask this because generally there is more work involved in selling a flat than a house

2. Is there a mortgage on the property? If so we need to contact the lender to obtain a redemption statement and pay off the mortgage.

3. What sale price have you agreed?

4.  Is the property registered at HM Land Registry? If not then the sale process is more complicated.


Purchase

1. Is the property freehold or leasehold and, if leasehold, is it a flat? As previously mentioned there is more work involved in selling a flat than a house. We would need to deal with the freeholder and/or managing agents as well as the buyer's solicitors.

2. Do you require a mortgage and, if so:-

(a) Will they instruct us to act for them in the transaction or will they have their own solicitors?

(b)  Is it a Help to Buy Mortgage?

3. What is the purchase price? This determines the amount of Stamp Duty Land Tax (if any) and the fee payable to HM Land Registry to register the property with them.

4. Are you only purchasing a share in the property?

5. Is it a new build property being sold by a developer?


Once we have all this information, we can give you an accurate estimate of our fees. They will however fall into the following bands:-


Sale or purchase of a freehold house


Below £300,000    £750 - £1,000  (together with VAT and disbursements)

Between £300,001 and £1,000,000   £1,000 - £1,400 (together with VAT and disbursements)

Above £1,000,000   Please ask for our written estimate

  

Disbursements are payments by us to others such as Land Registry fees, search fees and Stamp Duty Land Tax. VAT is currently payable on our fees at a rate of 20%


A leasehold property may incur a further fee between £200 and £300 depending on whether the property is a house or flat.


During the conveyancing process if a complication arises which could not have been foreseen before the transaction arose then additional fees may be charged but we would always contact you about this as soon as the complication raises its head.


What we would ask you to take into account is that we do not make separate charges for such things as completing a Stamp Duty Land Tax form nor do we make a separate charge for transferring funds electronically (unless the bank make a charge to us). Please consider this if you are comparing our quotation with a quotation form another firm.
