Conveyancing
Conveyancing is the legal transfer of property from one owner to another. The conveyancing process ensures that the purchaser actually owns all the property, land and rights that have been paid for and comprises the following services.
Buying and selling your property can be an emotional and stressful time. We can explain the step by step procedure of what is involved, from the initial stages of survey and valuation to completing the transaction and moving into your new home.
If we are acting for you in connection with the purchase of a property we will receive a draft contract and accompanying documentation from the seller’s conveyancer. We will report to you upon the draft contract including details of title and answer any queries you may have.
We will advise you as to what initial searches are necessary, put those in hand and check the results, and again we will report to you on these matters. Initial searches can include Local Authority Search, Environmental Search, Water & Drainage Search, and Mining and Chancel Check Searches. Which will be needed depends upon the area in which your new property is situated.
We will raise all necessary enquiries with the seller’s conveyancer and report to you upon the replies.
When everything is in order, we will advise you as regards exchange of contracts and completion of your purchase. If you are buying with the assistance of a mortgage we will advise you upon the mortgage offer and the requirements associated with that.
If we are acting for you on your sale of a property we will check the title and prepare a draft sale contract and supply that with all the necessary accompanying documentation to your buyer’s conveyancer. You willl be required to complete property information forms to the best of your knowledge, information and belief. We will help you as necessary with regard to those.
We will assist you with answering any enquiries which might be raised by the buyer’s conveyancer.
If you have a mortgage, we will obtain a redemption figure in time for completion and arrange discharge of the mortgage.
We will assist you with regard to exchange of contracts and arrange for you to sign the transfer deed. We will, if necessary,
assist you with coordinating your sale with your purchase.
